The Cook County Down Payment Assistance Program Is Back—And It’s Bigger Than Ever

We’re thrilled to announce the official relaunch of the Cook County Down Payment Assistance (DPA) Program, made possible by the Cook County Board of Commissioners’ approval on June 12, 2025. After a successful pilot last year, the program now enters demonstration mode—and it’s ready to serve hundreds of buyers across Cook County.

This isn’t just another housing program. It’s a real solution for buyers who are mortgage-ready but need help with upfront costs like the down payment and closing fees. And thanks to this new phase, even more residents will have access to meaningful financial support as they take steps toward homeownership.

What the Program Offers
Forgivable second loans equal to 5% of the home’s purchase price
No monthly payments
Full forgiveness over five years of owner-occupancy
No purchase price limit
Open to first-time and repeat buyers with a 620+ credit score
Available through approved lenders across the County

Where It’s Available

This program is countywide—and it’s designed to promote both equity and access. That means buyers purchasing in disproportionately impacted areas (DIAs) or Qualified Census Tracts (QCTs) may benefit from additional flexibility.

Why It Matters

Too many aspiring homeowners are held back by the cost of getting started. The Cook County DPA Program directly addresses that barrier—making homeownership more attainable for working families, essential workers, and community builders.

In its 2024 pilot phase, $3 million in assistance helped 210 buyers secure homes. The newly approved $8.6 million investment builds on that momentum—and we want to ensure every dollar supports a qualified buyer.
