Cook County DPA Program
This program helps homebuyers with down payments, closing costs, or mortgage buydowns by providing subsidies of up to $25,000 or 5% of the home’s sale price, whichever is less. Once you find a home and sign a purchase agreement, your lender will lock in your loan rate and the amount of down payment assistance you’re eligible to receive through the Second Loan.
This Second Loan can be up to 5% of your main (First) Loan amount. It comes with a five-year term, during which you don’t need to make monthly payments. The loan is forgiven gradually—1/60th each month—so long as at least one borrower continues to live in the home as their primary residence. If you sell or refinance the home before the five years are up, any remaining balance would be due at that time. To receive this assistance, you’ll need to sign a Second Promissory Note and a Second Mortgage.
You can use the Second Loan in one of two ways: either to help cover your down payment and closing costs or to lower your monthly mortgage payment by permanently buying down your loan’s interest rate.
